Last week in Alabama, CSX Corporation announced that RailPort Logistics Mobile, a 500+ acre industrial development in Mobile, has achieved the esteemed Platinum CSX Select Site designation. This distinction highlights the site as development-ready and ideal for industrial expansion due to extensive pre-approvals and proximity to transportation hubs.
Select Sites are strategically chosen along the CSX rail network to streamline the development process for manufacturers and logistics providers. Located in Mobile, a rapidly growing logistics center, the RailPort site offers ideal access to rail, port facilities, and Interstate 10, making it a highly attractive location for manufacturers.
The park sits less than three miles from two I-10 interchanges and benefits from Mobile’s strong infrastructure network, including its nearby deepwater port.
With plans for nine industrial buildings, Scannell Properties, a leading developer, will oversee the initial phase, developing approximately 390 acres of the property. Four of these buildings will have direct rail service by CSX, while an additional 149 acres will be preserved for conservation.
Scannell Properties has committed approximately $15 million to enhance transportation infrastructure in the area, including benefits for neighboring Todd Acres Industrial Park.
CSX launched the Select Site program in 2012 to support new and existing customers by identifying prime industrial sites with essential infrastructure and regulatory clearances. Working with Austin Consulting, a prominent site-selection firm, CSX rigorously evaluates each location’s zoning, utility capacity, environmental permitting, and accessibility to major transport routes.
The Platinum designation for RailPort Logistics Mobile marks it as the fourth site in Alabama to achieve this status. Since the program’s inception, CSX has certified 28 sites, attracting $17.7 billion in investments and creating nearly 14,000 jobs nationwide.
Community leaders see the designation as a major boost to local economic development. Mobile Mayor Sandy Stimpson praised the certification, saying, “Having a designated Platinum CSX Select Site in our city underscores Mobile’s reputation as a growing logistics hub that can serve any industry… We are grateful to industry leaders like Scannell Properties and CSX for their commitment to supporting continued economic growth in our community.”
Randall Dueitt, President of the Mobile County Commission, echoed these sentiments, highlighting the importance of this recognition for Mobile’s expanding logistics infrastructure. Bradley Byrne, President and CEO of the Mobile Chamber, described the designation as a “tremendous milestone” that strengthens Mobile’s position as a prime destination for industrial development.
Bob Scannell, President and Co-Founder of Scannell Properties, also shared his excitement, stating, “Scannell is thrilled to announce this commitment to Alabama’s future growth and to bring real estate solutions not only to the local market but to the international supply chain.”
