South Haven Surgical Plaza plans announced for Hoover

A team of healthcare real estate professionals has announced plans for South Haven Surgical Plaza, an 80,000-square-foot medical campus designed to support outpatient care in Hoover. The project is being developed by Loree J. Skelton in collaboration with Medistar Corporation and Medical Properties Trust, which is serving as capital advisor.

Located in Stadium Trace Village – Phase II, South Haven Surgical Plaza is designed to provide space for physicians and healthcare providers to practice, invest, and participate in the development of the facility within a growing mixed-use area in Birmingham.

“This is more than a lease—it’s an invitation to shape the future of care,” said Katy Lincoln, CCIM, leasing partner and Principal of Lincoln Holdings. “Every detail of this facility was designed with physicians in mind—clinical efficiency, ownership opportunity, and long-term value creation.”

Key features include:

  • An ambulatory surgery center (ASC) with 6 operating rooms and 2 procedure rooms
  • Imaging and diagnostic suites
  • Medical office space intended to accommodate collaborative use
  • Located near I-459 with access to nearby hotels, restaurants, and retail spaces

In addition to leasing space, physicians may choose to invest in the real estate without assuming construction liability and may participate as partners in the ASC ownership.

“Phase I of Stadium Trace Village laid the groundwork, but Phase II is where healthcare, community, and innovation come together,” said Will Kadish, CEO of Broad Metro.

BL Harbert International, a general contractor based in Birmingham, has been selected as the construction partner. The firm has worked on various healthcare facility developments across the U.S. and internationally.

Construction is expected to begin in December 2025, with delivery anticipated in March 2027.
